Terms of Service
Effective October 3, 2026
These terms are an agreement between you and KinnList, covering kinnlist.com and everything on it. By using the site you accept them. If you do not accept them, please do not use the site. Questions about them go to hello@kinnwell.com.
1. What KinnList is
KinnList is a directory. We publish information about senior living communities so families can find, compare and contact them, and we pass your tour requests and messages to the community you chose. We charge communities no referral fee and take no commission on a move-in.
We are not a senior living provider, a healthcare provider, a placement agency, or a licensing or inspection authority. We do not operate, own, staff, inspect or supervise any community listed on the site, and a listing is not a recommendation or an endorsement.
2. The information on the site
Most of what you read about a community comes from the community itself or from public and third-party sources. Prices, availability, licensing, care levels, staffing and amenities change, and some of what we hold is out of date or wrong. Verify anything that matters to your decision with the community and with your state's licensing agency before you rely on it.
Ratings from other sites
Search results and listing cards show one rating and a total review count. Both can include ratings collected on other sites. We did not collect those ratings and we do not verify them. On a community's own page, a rating collected elsewhere is kept out of the KinnList score.
The AI companion
The companion answers questions using the information in a community's listing and a third-party AI model. Its answers can be incomplete or wrong. Nothing it says is medical, legal or financial advice, and it does not speak for the community.
3. Your account
You must be 18 or older to create an account. Give us accurate information, keep your password to yourself, and tell us promptly if someone else is using your account. You are responsible for what happens under it.
Some actions — posting a review, starting or replying to a discussion — require a verified email address.
4. Tour requests, inquiries and messages
When you request a tour or send an inquiry, we pass the details you entered to the community so it can reply, and the community's own privacy and marketing practices govern what it does with them. If the community you asked about is outside the area we serve, your request comes to us instead and we follow up by email. We do not guarantee that any community will respond, offer a tour, or have space.
5. What you post
You keep what you write
Reviews, discussion posts, replies and anything else you submit stay yours. You grant us a worldwide, royalty-free, non-exclusive licence to host, store, reproduce, display, adapt for formatting and publish it on and through KinnList — including in search-engine results and structured data, and as excerpts in our own communications about the site. The licence lasts while your content is on the site, and for a reasonable period afterwards while backups and caches clear. It is not sublicensable: we do not syndicate what you write to other companies, and we do not use it in paid advertising.
What you promise when you post
- It is your own experience or your own words, and you are not posting on someone else's behalf for payment.
- You were not paid, discounted, housed or otherwise compensated for it, and no one offered you anything for it.
- You are not an employee, owner, operator, agent or competitor of the community you are reviewing, and not acting for one.
- You have the right to post it, and posting it breaks no one else's rights.
- It contains no one else's health information, and no resident's name or health details other than your own or those of a person you are legally entitled to speak for.
Reviews
- One review per account for each community. You can edit yours, or ask us to remove it.
- Reviews are read by our team before they appear. We may decline to publish one, and we are under no obligation to publish anything.
- We do not edit the substance of a review, do not reorder reviews for payment, and do not remove a review because the community asked us to.
- You are not paid for a review and get nothing for writing one.
Discussions
Discussions cover a fixed set of senior care and caregiving topics. They are a place where families and caregivers compare experience — they are not medical advice, and no one answering is your clinician. In an emergency call 911; in a mental-health crisis call or text 988. The community guidelines say what belongs in a review and in a discussion, and they are part of these terms.
6. Things you may not do
- Post a review or testimonial for an experience you did not have, for a person who does not exist, or in exchange for anything of value.
- Impersonate anyone, or misstate your relationship to a community.
- Post another person's private or health information, or a photo of someone who has not agreed to it.
- Harass, threaten or abuse anyone, or post hateful content.
- Make or solicit statements indicating a preference for or against residents on the basis of race, color, religion, sex, disability, familial status or national origin.
- Advertise, solicit or spam, including placement services and lead generation.
- Scrape, crawl, bulk-copy or automate access to the site, or republish our listings as your own database.
- Probe, scan or interfere with the site's security, or use the site to break the law.
7. If you manage a community
Claiming a listing means you warrant that the community has authorised you to act for it. You are responsible for the accuracy of what you publish on its listing, and you grant us the licence in section 5 for that content.
You may reply publicly to a review of your community, once per review, as the community. You may not condition care, service, pricing or a tour on a review; offer anything for a review or for its removal; discourage or threaten a reviewer; post reviews of your own community or of a competitor; or ask staff, residents or families to do any of these. We may withdraw a listing's claim, its replies, or its access for any of them.
8. Reporting content, and takedown
To report content, write to hello@kinnwell.com describing the content, where it is, and what is wrong with it. Reports come to our team rather than to the community. We review reports and may hide or remove content, with or without notice, and we may do so without deciding who is right.
Copyright
If you own copyright in something posted here, send a notice to hello@kinnwell.com that includes: your signature; identification of the work; identification of the material and where it is on the site; your contact details; a statement of your good-faith belief that the use is unauthorised; and a statement, under penalty of perjury, that your information is accurate and you are authorised to act for the owner. We will remove or disable the material and forward your notice. A counter-notice may be sent to the same address.
A review you believe is false
Write to hello@kinnwell.com. Say which review it is, which statements are false, and why. We may remove it, leave it up, or let you reply to it. What we will not do is sell its removal.
9. Suspension and ending your account
You can close your account at any time by writing to hello@kinnwell.com. We may suspend or close an account, hide its content, or withdraw access when these terms are broken, when the law requires it, or to protect people using the site. Content you posted may be kept in a hidden state rather than deleted where we need it for a report, a dispute or a legal obligation.
10. Disclaimers and limits
The site and everything on it is provided “as is.” To the extent the law allows, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, accuracy and non-infringement. We are not responsible for a community's acts or omissions, for care you or a family member receive, or for a decision you make using the site.
To the extent the law allows, we are not liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, data or goodwill. Some states do not allow these limits, in which case they apply to you only so far as that state permits.
You agree to indemnify us against claims arising from what you post, or from your use of the site in breach of these terms.
11. Changes to these terms
We may change these terms. When we do, we will update the effective date at the top of this page, and for significant changes we will give notice on the site. Continuing to use the site after a change means you accept it.
12. Contact
Questions about these terms, a report, a takedown notice or your account: hello@kinnwell.com. Our Privacy Policy explains what we collect and what becomes public, and the community guidelines say what belongs on the site.
